Scalable cooperative homeownership that blends greenspace and community

2023 | Eugene, Oregon

An infill affordable housing development on a former church property, this 70-unit campus will deliver homeownership access for very low-income folks (< 60% AMI) through a limited-equity housing cooperative and community land trust. The design incorporates a number of “tiny townhouses” alongside two 12-unit micro apartment buildings. The site design carefully balances the need for housing density with the desire for naturescape connection and socially-oriented courtyards. All of the homes feature a functional front porch or balcony with visual connection to social activity zones and landscaping. Many make cost-effective use of space with optional sleeping lofts in addition to ground-level bedrooms that support accessible living.

Peace Village is targeting net zero energy performance and is designed with deep energy efficiency in mind, including highly insulated 2×8 wall construction, elevated airtightness measures, fully insulated slab construction, and high-efficiency heat pump space heating and water heating.
