A residential-commercial space fostering connectivity in Boise’s newest neighborhood

Cultivate is currently providing passive house consultation for these beautifully designed urban apartments scheduled for completion in 2024. The Avens will be the first building in a largely undeveloped zone on the west edge of downtown Boise. Two distinct residential sections will provide 198 living units, including low- and very low-income units. A street-level commercial annex joins the two sections, offering 10,000 square feet of tenant spaces, a coworking lounge, and a courtyard.
Energy efficiency is central to the design, reflecting the City of Boise’s pledge to use 100% renewable energy by 2035 and achieve carbon neutrality by 2050. The building’s compact layout and careful detailing—developed through proactive team collaboration—increases efficiency, reduces unnecessary construction complexity, and simplifies building and systems maintenance.
